This online course presents the fundamental principles, concepts, and methods used in real estate finance and basic investment analysis. It starts with a brief overview of real estate development and the role of the developer as the financial and creative driver of the project. Basic concepts of real estate finance, such as Time Value of Money, Compound Interest, Capitalization Rates, and Internal Rate of Return will be explored as the basis for understanding investor’s motivations, objectives, and success metrics. The course will prepare students to develop Excel spreadsheets for deal analysis and presentation. Students will learn about various sources of debt and equity that developers use to fund projects, through the exploration of real-world examples. This course is designed to give students the requisite foundation to succeed as a real estate finance professional, while providing a broader appreciation of the principles and concepts behind commercial real estate investment. Understanding basic financial concepts and terminology will serve students well as they proceed through their careers, whether it be in a financial field or not.
