This course covers and surveys the law and policy that underlay our California real estate law. The course explores the fundamental definitions and application of real estate terminology, case law, regulations, and governance of licensees through the Department of Real Estate. We consider the business aspects of real estate, the nature of real property, ownership interests in real estate, real estate transfers and encumbrances, the law of real estate agency, contracts, and financing forms for real estate. We will also study escrow and title issues, real estate taxation, landlord and tenant law, real estate appraisal rules, construction and government regulation and restrictions of real estate. You will also have the opportunity to role play with fellow classmates in the application of what you are learning to gain practical experiences to take with you into the day-to-day practice of real estate. Other assignments will give students a variety of ways in which to engage with the material in order to bring the course subject to life from the pages of the textbook. This is a late start, 8 weeks.
